Energy Management for Corporate Portfolio
Background
The Zurich Financial Services Group is a leading supplier of Insurance and Risk Management, specialising in both Life and General Insurance. In 2007 ETS were employed to provide specialist management of energy and engineering services across Zurich’s 7 key corporate office buildings. All sites were all fully air-conditioned with Building Management Systems (BMS) installed, and M&E contracts in place.
Services delivered:
• Energy Management including targeting & monitoring, reporting & league table analysis

• Site by site energy consumption analysis and review, cross referenced against Benchmark survey figures taken at the start of contract

• Full BMS maintenance and remote monitoring for rapid response

• Engineering consultancy
Results:
• 2010 delivered 13% electricity saving, equating to 2,500,000 kW/hrs (£205,000)

• 2010 delivered 25% gas saving, equating to 1,600,000 kW/hrs (£31,000)

• Reduction in building services management call outs through closer control

• Improved HVAC plant efficiency through building specific performance engineering

Sainsbury’s – Reset Project
Background
Sainsbury’s have made a corporate commitment is to reduce CO2 emissions by 25% across all their stores by 2012. Central to their strategy was the evaluation of new technologies to identify those which, could provide the best energy savings in store, were sustainable, and could deliver long term carbon and energy savings. ETS were chosen from a group of 9 energy specialists, to be one of 4 responsible for the delivery of the project on Sainsbury’s behalf.
Services delivered:
• Consultation with Sainsbury’s to determine energy initiatives available for use in each store

• Energy consumption analysis review and store surveys< to identify & propose initiatives.

• Project management of installations with no disruption to store trading permitted

• Delivery and reporting of energy savings against targets for 3 months after completion

• Energy & Engineering training to Facilities Managers, Store Managers and Engineers
Results:
• 2009/2010 delivered 17% energy saving, equating to over 10,000,000 kW/hrs (£975,000)

• Consistently the most successful consultant on the project since 2008

• Awarded Energy Contractor of the year 2010, Best Energy Reduction, & Most kWh saved for lowest spend

• Due to high standards of work, ETS staff seconded into the Sainsbury’s internal team for management of specification, inspections and successful completion across all Consultants

King Sturge - Improving Building Performance
Background
As one of the UK’s largest property management companies, King Sturge recognises the importance of Energy Management, whilst delivering optimum comfort conditions to the Tenants of the buildings, they manage. In 2007, King Sturge identified the need to review and consolidate the M&E contract at 200 Grays Inn Road, home of ITN and ITV. They asked ETS to work as an embedded specialist, to manage this process and since then, have broadened our remit to include full Engineering, Controls, and now Energy Management for the building.
Services delivered:
• M&E Contract Specification and management of tender.

• Benchmarking and Auditing of Energy, Engineering, and Controls.

• Ongoing Auditing of M&E Contract, to ensure consistency and quality of service.

• BMS maintenance and management.

• Full Energy Management including Targeting, Monitoring, Reporting.
Results:
• Successful appointment of new M&E contractor, against a bespoke Specification and Contract with management systems in place, to measure performance.

• Increased client satisfaction from M&E contract service and value

• BMS returned to fully operational status leading to dramatically improved comfort conditions for tenants

• 2010 awarded full energy management responsibilities with an agreed target of savings £250,000 from a £1.6 million energy spend (16%) during 2011
